Tips for Buying a Vacation or Second Home

Location! Location! Location!
Sarasota, Florida is accessible, close to airports and major highways.
It is one of the most beautiful locations in the USA. Magnificent Beaches, Arts and Entertainment are all here in this Paradise on the Gulf Coast!

Types of Property
A second home can be a single family home, a condominium or a multifamily with 2 or more units (adding the possibility of rental income
Each type of property has its own pros and cons.
Consider carefully how you will use the property. If you like to work on your home, choose a single or multi-family.
If you prefer all maintenance to be done for you, then a condominium with a monthly maintenance fee
Deciding what you like and how you will use it should give you direction in your search.

  1. Consider how you’ll use the home. Will it just be for family and friends, or do you plan to rent it as well? And realistically, how many times will you use it per year?
  2. Evaluate locations. Are there enough amenities and attractions to keep you – and renters – coming back year after year?
    Local building and zoning codes should be investigated.
    Are they restrictive or nonexistent?
    Does the property conform to the codes and can the property be rebuilt in event of damage.
    These are important questions.

Availability and Inventory
In this fast changing Real Estate Market it is important to know what homes are available.
Its is also important to Get prequalified (a loan approval for a certain dollar based on finding an acceptable property) cuts down on the closing time.

Negotiating
Once you have found the property that suits your needs, negotiating the transaction can make it yours.
The more questions you ask (and get answers to) the more able you are to sketch out an offer that will be acceptable to the seller.
Every real estate transaction has 3 elements – Price, Terms. and Conditions.
Neither buyer nor seller always gets all three.
For example, a buyer willing to meet the seller’s price might want concessions on the terms (ex. large mortgage contingency, later closing) and/or conditions (repairs to property, extra items included).
How long a property is on the market is not confidential and may give you some insight to make a win-win proposal for both parties.

Financing and Tax Considerations
Talk to your accountant or financial advisor
This person can advise you on such issues as the tax implications of rental income (should you decide to rent your property and changes in Federal tax laws that could impact deductions.

Working with an Agent

Knowing the Comps (comparable properties that are listed and more importantly, comparable properties that have recently sold) can be critical in your decision on the offer you make on the property.

1. Encourage your agent to reach out to the listing agent to find out what the seller is looking for, such as a quick close, an above asking-price offer or a waived contingency. This will help you and your agent craft a competitive offer.

2. Make a cash offer. If you are not in a position to pay cash, get preapproved for a mortgage and have your preapproval letter in hand.

3. Pay attention to the listing agent’s request. Many times, they will have you submit your highest and best offer. Ask your agent for some strategies on handling this type of offer.

4. Consider waiving contingencies. If you are financing, check with your lender.

5. Figure out where you can be flexible. You will need to move quickly, so know your must-haves versus your nice-to-haves before you start your search.

6. Don’t get emotional. Trust your agent to walk you through each step in the buying process.

7. Be available. Respond to inquiries quickly and ask your real estate agent to check in regularly with the listing agent to monitor the seller’s progress.

Meet with a Real Estate Professional – Discuss the type of home you are looking for, including style, price and location. (The Buyer’s Advantage – As the homebuyer your agent’s commission is paid by the seller of the home in almost all circumstances. This means your representation costs you nothing!)

Get Pre-Approved – You will need pay stubs, W2s, and bank statements. Knowing what you can afford is critical to a successful home shopping experience.

Search for Homes – The fun part! I will schedule showings and help you find the perfect home.
Advanced Search – Not all real estate websites are the same. My RE/MAX site has the tools and systems to ensure you see every available home that meets your criteria.

Make an Offer – I will prepare the offer based on the price and terms you choose.

Negotiation and Contract – It may take a few tries to get it just right, but hang in there. You’re on your way!

The Contract – in most cases the contract provides you with a timeline to obtain financing, as well as time to inspect the physical condition of the home. I will inform you of all your rights and responsibilities related to the contract.

In Escrow – You and the Seller have agreed to the price and term. The home is effectively held for you until closing.

Final Details – Perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender.

Preparing for Closing – You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. As your agent, I will be managing this entire process for you.

Closing – This is the transfer of funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.
